Now that you have an idea of what you can borrow it’s time to get searching. With the presence of online property portals such as Rightmove & Zoopla it’s never been easier to find properties.

Our team will keep in regular contact with you and will check over the home report/survey to make sure the property is suitable for you to buy and acceptable to the mortgage lender. Remember it can be a daunting process stepping into someone else’s home, so it’s best to be prepared. We encourage you to ask the seller things like running costs; it may also be wise to visit the property twice to make sure you ‘get that feeling’ when you step inside for a second time.

Negotiation & Agreeing
So you have found the home you want to buy, and no doubt filled with excitement. It’s time to secure the property for the best price possible and this is where our expertise comes in.Unlike other mortgage brokers or banks, we will handle the negotiation process on your behalf. This step is often left to you or your solicitor but after all who knows your finances the most? Our advisers have been skilfully trained and work closely with estate agents to identify key aspects of sales negotiation. Therefore, we will secure the property for the cheapest price possible.
We’ve Got This

We are now in a position to submit your full mortgage application. We will check that the lender who originally agreed you in principle is still the most suitable option. With interest rates changing daily it’s important to check the market again.

By now you would have discussed with our team what documents we require. It’s imperative that all of your documents are available at this stage so we can obtain your mortgage offer within the quickest timeframe possible. This process usually takes around 2 weeks, although our highly dedicated team often achieve this sooner and you will be kept up to date at every single stage.

Keeping You In Control

During the process of your mortgage application we need a further appointment with you. This will be explained at the very outset as this appointment is the most important part of the process.

You Officially Have A Mortgage

As soon as you have been accepted, we will inform you of the good news and provide you with a copy of your mortgage offer. You will receive a copy directly from the lender and your solicitor will also get a copy.

This milestone is the next step in making that dream a reality. As the finance has been agreed you are now able to commit to the mortgage legally. This is known as concluding missives or exchange of contracts.

Legal Process

Our job isn’t just to get you a mortgage offer; it’s to get you into the house. This stage of the process is often overlooked by other advisers and you are left to deal with this phase alone. Not here at Mortgage Information Bureau, we will liaise with your solicitor and other parties to overcome any challenges.

When your solicitor has completed the legal work known as ‘conveyancing’, they will confirm that you are happy to progress and legally commit you to the purchase. You will be made aware of the date of entry and informed of how and when your deposit should be paid.


We will work hard on the morning of your moving day to make sure that everything has gone to plan. Your solicitor will receive the mortgage funds from your lender and will organise for this to be sent to the seller’s solicitor.

When the funds have cleared and the money has exchanged hands, you will be advised that your purchase has completed. You are now the legal owner of your home and can collect your keys!
